New construction and limestone dust
Doral is still going up. That is good for your pool in one way, since the equipment is newer and the plumbing is sound, and bad in another. Limestone fill dust from active sites travels, and it settles on the water as a fine grey film that a net will not touch.
Rock dust is alkaline. Enough of it over enough weeks pushes pH and total alkalinity up, and then you are fighting cloudy water and scale on the tile even though nothing obvious went wrong. We test total alkalinity on every visit here rather than every few weeks, because in Doral it moves.
If you back onto an active site, we will usually run a slightly higher acid demand and vacuum more often through the dry season. It settles down once the site finishes.
Community lakes, midges and HOA rules
A lot of Doral homes back onto a retention lake. Those lakes hatch midges in warm weather, and midges land on lit pool water at night by the thousand. It is not a chemistry problem, it is a volume problem, and the answer is a surface skim plus keeping the pool light off on nights you are not using it.
HOA rules here are stricter than most of the county about what the equipment pad can look like and where a cleaner can be stored. We work within them. Little shade means a hard chlorine burn
Doral yards are open. Almost no mature canopy, new landscaping, and full sun on the water most of the day. Less shade means fewer leaves, which is why baskets stay cleaner here than in the Grove, but it also means UV burns through unstabilised chlorine fast.
That makes cyanuric acid the number that matters most on this route. Too low and your chlorine is gone by afternoon. Too high, which is what happens when people run tablets all summer, and the chlorine reads present on a strip while doing almost nothing. We keep it between 30 and 50 and we tell you when it has crept, because the fix is a partial drain and you deserve warning.
